Project Overview
Veranda Club
Boca Raton

The 105 unit Veranda Club Senior Living Community features waterfront lake views and is well located in the heart of Boca Raton. Eastland's subsidiary partnership, Eastland-Boca Savoy Building Corp., developed The Veranda Club with the concept of providing individualized holistic care community with a quality, upscale, sophisticated style senior community that featured more spacious apartments than the local competitors. Eastland's Property Management Team provided the leadership for vetting and training Veranda Club staff during the project's initial lease up period. Eastland's team on-site managment provided for day to day operations of both the nursing and hospitality aspect of the community (restaurant/wellness center), and maintenance and compliance coordination. Eastland's marketing department was successful in leasing the property to 96% occupancy during its first year to create the value prospective purchasers would be seeking from an asset. Eastland negotiated the sale of the project to NHP Retirement Housing of Washington DC. earning a reputation of providing a high quality product in the Senior Living multi-family specialty of real estate. Eastland was retained after the sale to continue overseeing the property management during the transition period from developer to new owners.
The Veranda Club is an example of Eastland's ability to serve as a merchant builder/developer who builds to sell after reaching its occupancy goals creating a healthy revenue stream for the asset. Through its experienced construction and management team, the project adhered to senior living compliance measures assuring development followed strict industry standards. Even with these strict standards, the project was completed on time within budget. This is an example of our commitment to excellence and delivery of quality development projects with complicated issues, to the full satisfaction of our clients along with sound property management experience.
Island Reach
Boynton Beach
The 280-unit rental community formally known as Island Reach Apartments, (re-named Latitude Point) features resort-style swimming pool, fitness center, clubhouse, sports court with tennis/pickle ball, and unique to this community, detached garages. Eastland's role as the General Partner to subsidiary Island Reach Partners, Ltd., was developing a complex quality property delivered on time within budget. Working closely with the architect, engineers, and construction team, Eastland delivered this exceptional multi-family property, the Island Reach Apartments, which became an asset of Archstone Communities portfolio of rental communities in Florida.
Eastland's Property Management and Sales/Marketing Team oversaw and staffed the on-site leasing offices, marketing, and coordination of all maintenance requirements before selling to Archstone to achieve a high occupancy rate that added the necessary value to achieve a higher profit upon the sale of the community.
Island Reach Apartments is an example of Eastland's success as a property developer engaged in ground-up development and to liquidate project assets upon reaching the financial revenue stream goals
Delray Harbor Club
Delray Beach

The intracoastal waterfront Delray Harbor Club condominium community is situated in the heart of Delray Beach providing residents access to stunning views, marina with resort style waterfront pool, and close proximity to the ultra chic downtown Atlantic Avenue bars and restaurants. This luxury 77-unit 6-story building has underground parking and staffed security gate. The marina's dock is a popular stop for recreational boating in the Boca Raton-Delray Beach market as a much needed fuel stop in this section of the Intracoastal waterway. The rental of marina slips not in use by members and fuel dock profits provide the Delray Harbor Club association a revenue stream that offsets its expenses revenue making the dues much lower required.
This project is an example of Eastland 's development team ability to work as Build-to-Suit developer with ground up development that includes all approvals, planning permissions, working with architects, engineers, designers, and overseeing construction, and at project's end creating and overseeing a community association with a rental pool condo-hotel concept that was innovative at the time of construction of the project. The project required more than usual stringent industry standards in its completion for the client, AYCO American Express to their complete satisfaction.
After completion, AYCO American Express assigned the property management of the Delray Harbor Club to the Eastland's subsidiary, Chieftain Realty Corp, to provide expertise and oversight over the newly formed association and its original Board of Directors. Eastland staff acted as an intermediary between AYCO American Express-unit owner investors-and the Board of Directors.
Bay Reach
Lake Park

Bay Reach's 220 unit luxury apartments were designed and developed by Eastland to market to underserved renters who wanted live the high waterfront living lifestyle that was not available in the marketplace as a multi-family rental community.
Eastland's Bay Reach Apartments were unique in their design that small groups of Mediterranean style units shared small villas type structures that featured richly landscaped courtyards and fountains throughout the 11 acres of land. Included were resort-style amenities with outstanding panoramic waterfront views of the Intracoastal Waterway and Singer Island, 22- boat slip rentals for members with easy access to the inlet, and a superb location minutes to the famous Town of Palm Beach.

With the vision of the project eventually profiting as a future condominium conversion, Eastland strategically waited for the real estate condo market to gather strength before conversion.
This is an example of how Eastland was able to create an upscale waterfront community to achieve the highest and best use market approach choosing rental apartments vs. condominium in a market that would eventually welcome the later condo conversion that resulted in an investor of Bay Reach to achieve a windfall of $50,000 per unit profit in 1992 ($11M-1992)
Eastland's Team managed the leasing office of Bay Reach apartments until its sale in 1992 to an investment group.
Las Olas New River Land Acquisition
Downtown Ft. Lauderdale
Eastland's land acquisition expertise extends to both purchases for their own account as well as acquisitions intended for resale to third party developers at substantial markups. In the case of RiverWalk Towers, the site was acquired by Eastland for $4 Million zoned and resold within one year for $12 Million receiving the South Florida Builders Association's Land Acquisition of the Year.


Yamato Road Office Building
Boca Raton
This luxury 200,000 SF glass office building with spectacular tropical atrium was developed as an Eastland joint venture and leased up prior to completion. The building was sold fully leased within 12 months of completion yielding profits for the partners and investors. Eastland's Team assisted with the lease up, management, and sale of this project with a significant profit.

Eastland is currently engaged as developer's consultant and member of the developer's Creative Choice Group for the newly built Amrit Ocean Resort complex. This ultra-luxury 182-unit two towers, Happiness and Peace, include a mix of residential units of which 11 are penthouses with rooftops terraces. The developer/hotel operator manages the 150 resort guest rooms and suites, 100,000 SF of amenities including two oceanfront restaurants, 55,000 SF wellness center/spa facility, ballroom, several meeting/conference rooms, and resort amenities such as several pools, oceanfront cabanas, and several jacuzzis.
Eastland Team's role has been assisting developer with Phase 1 Happiness developer turnover of Board, assisting the developer as developer appointed board member to ensure compliance with Florida Statutes governing the Association, Construction Defect Laws, lawsuits, budget analysis, and working with engineers and architects to solve on-going resident disputes after completion and certificates of occupancy.
Eastland CAM Team ensures that the developer and the members work together for the early proposed early turnover of the Board in Phase 2 Peace Tower, and assist in financial guidance of the Shared Facilities aspect of the project that oversees the maintenance and operations of the project's entire common elements.
Eastland is currently partnered with Creative Choice Group to expand its real estate knowledge to incorporate wellness-hospitality-lifestyle into condominium projects to be developed.

John Chappelear brings to the firm 40 years of experience in all aspects of real estate development, finance, sales, and marketing. In his early career, John Chappelear was in banking where as a member of the Chase Bank Real Estate Finance Committee oversaw the approval of billions of dollars of real estate loans. Subsequent to a banking career, he transitioned into the real estate development arena where he successfully led the development teams of some of the largest development companies in the United States including Related Group of Florida, Kettler Inc, and Minto Communities.
Mr. Chappelear expertise and experience leads Eastland Team providing expertise hands-on knowledge in the construction & development of all types of multi-family projects, acquisition ProForma analysis, condominium board turnover consulting, and assisting developments with Shared Facilities entities.

Margarita (Maggie) leads the Eastland Property Management Team and also oversees the financial underwriting, pre-development activities, and identifying market opportunities for Eastland and its clients with emphasis on Multi-Family projects.
Her property management experience includes the Delray Harbor Club, (Broker-Chieftain Realty Corp) ; Amrit Ocean Resort assistance in developer turnover, condo sales marketing, and the amenities enhancements; Island & Bay Reach apartments, leasing and on-site management supervision; The Veranda Club, Interim Manager during and after sale; Condo Board Director and President/Treasurer, and HOA manager for self-managed 43- parcel Association.
Maggie's property manager career began originally overseeing the portfolio of 110 residential units, land and commercial real estate holdings for General Partner of a Miami-based real estate syndication firm which later became Eastland Properties. She became the firm's principal broker for its subsidiary, Chieftain Realty Corp, and oversaw management and re-sale of investor owned units of the Delray Harbor Club.
Maggie enjoys community involvement and is currently Co-Chairperson of the Town of Highland Beach's Financial Advisory Board, Member of the town's Condominium President's Club, and Resident Advisor for the proposed Milani Park project.

Jackie began her career in property management as an assistant property manager at the prestigious Kettler Management property The Fields of Bethesda, Continuing her career as a property manager, she is currently employed with KW Management of Florida as the assistant to the CAM at the luxury oceanfront VistaBlue condominium located in Singer Island. Jackie continues to serve Eastland's Team with her expertise in marketing and is currently enrolled to take the CAM State exam following in the family business of real estate management.
