This Assisted Living Community required adherence to various compliance measures assuring development followed strict industry standards.  Even with these strict standards, the project was completed on time within budget. This is an example of a complex quality development property our company delivered on time within budget.  We worked closely with our clients, architects, and construction team to deliver this exceptional property, the Island Reach Apartments.

Delray Harbor Club

Delray Beach

This project required adherence to various compliance measures to assure the project met stringent industry standards, completing the project on time and within budget.  This is another example of our commitment to deliver quality development projects to the full satisfaction of our clients.  The Delray Harbor Club Association was managed by Chieftain Realty Inc., a subsidiary of Eastland until the project was sold to an investment group.  Eastland remained as a Board Director to ensure a streamlined turnover protecting unit owner interests during developer handover.

Bay Reach

North Palm Beach

Bay Reach luxury apartments on the Intracoastal Waterway with views of Singer Island minutes from the famous Town of Palm Beach were planned and designed with an eye to conversion to condominiums post completion. Subsequent to project completion, Bay Reach was sold to an investor who took advantage of the project's location and design concept and converted it to condominiums making a windfall profit of $50,000 per unit.  Eastland served as their consultant for the rental community conversion to a condominium association property.

Las Olas New River Land Acquisition

Downtown Ft. Lauderdale

Eastland's land acquisition expertise extends to both purchases for their own account as well as acquisitions intended for resale to third party developers at substantial markups.  In the case of RiverWalk Towers, the site was acquired by Eastland for $4 Million zoned and resold within one year for $12 Million receiving the South Florida Builders Association's Land Acquisition of the Year.

Yamato Road Office Building

Boca Raton

This luxury 200,000 SF glass office building with spectacular tropical atrium was developed as an Eastland joint venture and leased up prior to completion. The building was sold fully leased within 12 months of completion yielding profits for the partners and investors.  Eastland's Team assisted with the lease up, management, and sale of this project with a significant profit.

Amrit Ocean Resort and Residences

Singer Island

The newly constructed Amrit Resort luxury two tower condo-hotel, restaurant, and 80,000 SF wellness spa is an example of a multi-condominium association model that required the expertise of Eastland's Team to serve as  project  consultant for property management.  Eastland's Team provided managerial expertise in facilitating the turnover of the Phase 1 Happiness Tower to the association members and board and is in the process of assisting with the early developer turnover of the Phase 2-Peace Tower.   Eastland's Team is a licensed Florida Community Association Manager (CAM) to ensure that the transfer of control adheres to Florida Statutes with  focusing  efforts in assisting with the operational success of setting up owner-controlled boards for the developer.

John Chappelear brings to the firm 40 years of experience in all aspects of real estate development, finance, sales,  and marketing.  In his early career, John Chappelear was in banking where as a member of the Chase Bank Real Estate Finance Committee oversaw the approval of billions of dollars of real estate loans.  Subsequent to a banking career, he transitioned into the real estate development arena where he successfully led the development teams of some of the largest development companies in the United States including Related Group of Florida, Kettler Inc, and Minto Communities.

Margarita (Maggie) oversees the financial underwriting, pre-development activities, and identifying market opportunities for the Team.  Most recently she oversaw the sale of a 400-acre land development project in a Maryland suburb of Washington DC.

Maggie's extensive property manager experience currently includes serving as a  developer turn-over consultant of the $400M Amrit Ocean Resort in Singer Island to ensure the developer is in compliance with Florida Statutes during the sell out phase of the project.    Property management portfolio includes management of  the luxury 50-unit Delray Harbor Club  as the Broker Principal of Chieftain Realty Inc., management and lease up of Island Reach  and Bay Reach Apartments rental communities, and overseeing the sale of the assisted living senior community, Veranda Club, serving as interim manager for the investment firm purchaser.

Maggie is activity involved in her local community serving as co-chairperson for the Town of Highland Beach Financial Advisory Board and Natural Resources Preservation Board.  Maggie's community involvement in the proposed Milani Park as a resident advisor resulted input for the design of a beach front park to include sea turtle and manatee education, nature walk, and compromise with the county for less congestion impact on the community.

Jacqueline Chappelear

Marketing Administrator

Upon graduating from Florida State University with a degree in Marketing, Jackie began her career in property management with as the  assistant property manager at The Fields of Bethesda apartment  community in Bethesda, Maryland.  Continuing her career as a property manager, she is currently employed with KW Management of Florida as the assistant to the CAM at the luxury oceanfront VistaBlue condominium located in Singer Island.  Jackie continues to  Eastland's Team with her expertise in marketing and website design part-time.
